It is most commonly expressed as the number of parking spaces available per 1,000 square feet of gross floor area (GFA).
How to Calculate Parking Ratio
The standard formula for calculating the parking ratio is:
Parking Ratio = (Total Number of Spaces / Total Gross Floor Area) × 1,000
Why Does This Metric Matter?
- Zoning Compliance: Most municipalities have minimum parking requirements that developers must meet to obtain building permits.
- Tenant Satisfaction: Medical offices typically require higher ratios (e.g., 5.0 or higher) because of high patient turnover, while warehouses may only need 1.0 or 2.0.
- Investment Valuation: A building with an inadequate parking ratio may have a lower market value or higher vacancy rates compared to its competitors.

Imagine a commercial office building with 50,000 square feet of space and a parking lot that contains 200 spaces.
Calculation: (200 / 50,000) × 1,000 = 4.0
In this scenario, the parking ratio is 4.0 per 1,000 square feet, which is generally considered standard for professional office space.
