Newer homes often benefit from modern construction, energy efficiency, and contemporary designs, while very old homes might incur a slight depreciation unless they are historically significant or meticulously maintained. Our calculator applies a minor age-related adjustment after the first 10 years.
- Average Local Price Per Sq Ft: This is a critical market-driven input. It reflects the average selling price of similar homes in your specific neighborhood or area, per square foot. You can often find this data from local real estate agents or online real estate platforms.
- Home Condition: The overall condition of your home plays a significant role. A well-maintained, recently updated home in excellent condition will sell for more than one needing significant repairs or renovations. This factor acts as a multiplier on the base value.
