- Gather Your Tools: You'll need a tape measure (preferably a long one, like 25-30 feet), a notepad, and a pen. A laser measure can also be very helpful for accuracy.
- Draw a Floor Plan: Sketch a rough outline of your home, room by room. This doesn't need to be to scale, but it helps you keep track of each area.
- Measure Each Room/Area:
- For rectangular or square rooms, measure the length and width from wall to wall. Round to the nearest half-foot or tenth of a foot for precision.
- For irregularly shaped rooms (L-shaped, etc.), break them down into smaller, manageable rectangles. Measure each section separately and then add their square footages together.
- Include all heated and finished living spaces. This typically includes bedrooms, living rooms, kitchens, bathrooms, hallways, and finished basements or attics.
- Exclude: Garages, unfinished basements, unfinished attics, outdoor patios, decks, and porches are generally not included in the "heated square footage" or "gross living area" calculation for real estate purposes.
- Record Your Measurements: Write down the length and width for each section on your floor plan sketch.
