Our House Value Estimator uses a simplified model to provide an approximate value. It takes your inputs and applies a basic formula:
Estimated Value = (House Square Footage × Local Market Price per Square Foot) + (Bedrooms × Bedroom Premium) + (Bathrooms × Bathroom Premium) + (Lot Size × Acreage Premium) - (Age Depreciation) + (Renovation Value Add)
- Bedroom Premium: An estimated value added for each additional bedroom.
- Bathroom Premium: An estimated value added for each additional bathroom.
- Acreage Premium: An estimated value added per acre of lot size.
- Age Depreciation: A deduction based on the age of the house, accounting for wear and tear or outdated features.
- Renovation Value Add: A portion of your recent renovation costs, reflecting the typical return on investment for home improvements.
Example Calculation:
Let's consider a house with the following characteristics:
- House Square Footage: 2,000 sq ft
- Number of Bedrooms: 3
- Number of Bathrooms: 2
- Lot Size: 0.25 acres
- Year Built: 1990
- Recent Renovation Cost: $10,000
- Local Market Price per Square Foot: $200
Using the calculator's internal logic (with example premiums and assuming current year 2024):
- Base Value: 2,000 sq ft × $200/sq ft = $400,000
- Bedroom Value Add: 3 bedrooms × $10,000/bedroom = $30,000
- Bathroom Value Add: 2 bathrooms × $7,500/bathroom = $15,000
